Getting it right from the start — or bringing an aging envelope back up to standard — protects your investment and ensures your home performs the way it should.

Sunridge Drive Building Envelope Restoration

A small water stain led to the discovery of extensive hidden structural rot caused by a failed balcony waterproofing membrane. Moisture had travelled through two levels of the home before the damage became visible.

Our team worked with structural engineers and municipal inspectors to rebuild the affected wall assembly, including temporary shoring, new structural framing, modern weather barriers, SBS balcony waterproofing, window flashing, cladding, insulation, and interior finishes.

The result was a fully restored, code-compliant building envelope built to keep water where it belongs — outside.

Valley Drive Foundation Waterproofing

Recurring water intrusion into this below-grade basement led to the discovery of a failed perimeter drain tile system. During heavy rainfall, groundwater was collecting against the foundation, creating hydrostatic pressure that allowed moisture to penetrate the basement walls.

Working alongside a building envelope engineer, we excavated to the foundation, replaced the failed drain tile, applied new foundation waterproofing, installed a protective dimple board drainage layer, and backfilled with clean drainage gravel before restoring the grade.

The result was a properly drained and waterproofed foundation designed to relieve hydrostatic pressure and keep groundwater away from the home.

Chimney Cap Waterproofing Failure — Investigation and Repair

When the property manager noticed water staining on the interior wall panelling, the skylights were the obvious suspect. After a closer investigation, our team traced the source to something less visible — a failed torch-on membrane at the base of the chimney that had allowed water to track down behind the cladding and into the wall assembly.

Cedar shake was removed around the chimney to expose the full extent of the damage. Interior wall panelling was also removed to assess what had reached the structure behind. A new torch-on waterproofing membrane was applied to the chimney base and surrounding area, followed by additional waterproofing membrane and screening — all prepped for stone reinstallation to match the existing exterior.

The result was a properly waterproofed chimney assembly, with the source of intrusion eliminated and the exterior restored to match the original home.
